Agency Types

Agency Agreements

There are two main types of real estate agency agreements: Exclusive Agency and General Listing.

EXCLUSIVE AGENCY

This is when you choose to list your property for sale with one real estate company.

Listing exclusively with the Locations Southland team creates a win-win situation for both parties. You receive the team’s full commitment, time, resources and expertise to selling your home, and the team gets to do what it loves best – Sell, Sell, Sell for the best possible price for a very happy vendor.

With a Locations exclusive agency agreement, several options available include sale by private treaty, auction, tender or expressions of interest. Your salesperson can advise which is the best option for you taking all factors into account including the property itself, the timeframe within which you would like to sell it, the price, current market factors and trends, recent prices in the area and availability (or lack of) other similar properties.

Historical trends show that properties sold under an exclusive agency usually sell for the best price in a shorter time.

The Locations exclusive agency method is recommended over the general listing method because the sale of the property is in the hands of only one party. This saves the vendor any confusion over liaising with more than one agent, saves time and money in advertising and marketing costs, and guarantees your salesperson’s full focus and commitment.

GENERAL LISTING
This is when you list your property for sale with several real estate companies and agents.

Many vendors find they do not receive the same kind of attention and commitment from their agents as they would under an exclusive agency.

This can be very frustrating for a vendor as no one single agent is accountable, and properties sold under a general listing may take longer to sell and don't always produce the best result.
